Room by room. Signed by both sides.
A condition checklist you walk through with the tenant at move-in — walls, floors, appliances, fixtures, windows, each room — and again at move-out. Both sides sign each time.
The two signed sheets are what settles a security deposit dispute later. Without them, it's your word against theirs.
